We are able to assist through consultation, research, assessment and short listing a property that meets your specifications.
Sellers and their appointed agent normally take the high ground on asking prices, therfore we willexamine asking prices and market values and form an opinion of appropriate negotiating parameters.
The Process:
Before contacting us we recommend you seek your own independent financial, accounting and tax advice applicable to your buying strategy.
We will then take you through the following steps:
1) Identify your investment criteria/philosophy strategy: - Price range - Required rate of return - Growth expectation
2) Determine the most suitable properties by: - Providing appropriate commentary and recommendations - Identifying properties that fit your strategies
3) Assist in the acquisition process of the selected property with yourself, the selling agent and your Conveyancer/Solicitor.
Our Fees:
We charge a fixed Property Search Service fee of $1,795.00 for our services with a $495 initial registration/deposit fee payable at commencement. The registration/deposit is deducted from the total, with the balance of the fee being payable upon provision of the property reports selected. A sample Property Report may be obtained here and we will provide you with a minimum of 3 suitable properties that addresses your criteria. Whether you wish to purchase one, or all three, there will be no additional fees payable. We do not accept commissions or fees from vendors, real estate agents, developers or marketers and will always act solely for you...the buyer!
